Realtor's Exposed!

I hope you’re not reading this article because you were looking for some dirt on Realtors?
To the contrary, this article touches on the benefits that Realtors or Sales Representatives provide to their clients throughout the complex and sometimes frustrating and confusing home buying / home selling process.

Purchasing a home can be a daunting task and a lot of work.  It will also likely be one of the biggest financial transactions in your life so seeking guidance from an industry professional would certainly seem prudent.

By taking a closer look at some of the services provided by Buyer and Seller Agents, we can begin to appreciate the extent of the value provided.
Buying Agents will...
  • Educate you throughout each step of the buying process
  • Help you determine what you can afford and assist you in securing financing
  • Locate suitable properties and arranging for property viewings
  • Advise you on structuring an offer and then presenting the offer to the sellers representative
  • Negotiate a favourable purchase price and contract terms on your behalf
  • Verify the property value, taxes, utilities and condition
  • Suggest necessary inspection by industry experts
  • Explain and secure the necessary legal documentation for closing
  • Assist you and your attorney in clarifying title, zoning, building codes and access easements
  • Help you analyze the future saleability of your new home

Selling Agents will...
  •  Answer your questions throughout the home selling process or direct you to other industry professionals if needed
  • Review, prepare, explain and submit all the necessary forms and contracts used in the real estate transaction
  • Market your home on MLS and other housing and personal websites
  • Properly assess the value of your property by preparing a Comparative Market Analysis
  • Help you get the best possible price and profit on the sale of your home by acting as your negotiator and submitting all counteroffers promptly to the buyer or their agent
  • Offer repair and staging suggestions that can increase the value of your home
  • Work with other agents and potential buyers to schedule and coordinate all home showings and inspections
  • Help you to understand the closing and title process and to keep you up-to-date throughout the process

Whether you’re buying or selling a home it is also important not to underestimate the importance of the realtor’s personal network of housing industry contacts.  Realtors are regularly working with other housing industry professionals that can be consulted to make sure you’re best interests are protected in all aspects of the home purchase or sale.

The realtor may refer you to a mortgage broker who may help you find better financing rates and terms or a home stager who will help you get top dollar for your house.  Other professionals that realtors work closely with include real estate lawyers, certified home inspectors, appraiser and maybe most importantly, other realtors.  That means they have access and up-to-date knowledge on what’s available in the housing market and to other people looking for homes.

Also not to be overlooked, realtors have less of an emotional attachment to the purchase or sale of your home so they can maintain a steady and calculated course of action throughout the process without letting their emotions influence their decisions.  They have been through the buying or selling process many times and are well equipped and prepared to deal with the ups and downs that inevitably occur during any real estate transaction.

If you are considering buying or selling a home in the near future and would like to speak to a qualified professional, I would be happy to refer you to one of my trusted Realtor partners.
